The building was located on property at 1459 SE Ankeny St. and was previously covered by the Portland Chronicle in February. It was 2,603 square feet in size and was built on a 4,500-square-foot lot.

The property sold in July 2013 for $585,000. At that time the parking lot to the south of the building sold to the same buyer as well, and appears to have been included in that purchase price.

Now owned by Ankeny Building LLC, the building was issued a demolition permit on Jan. 9. It was demolished in late February.

The developer plans to replace the 119-year-old house, which city data indicated was being used as a store with office space on the upper stories, with a five-story mixed-use building including 40 residential units and commercial use on the main floor as well as some amount of parking at ground level.

While city records show the building permit was issued on March 3, it is also still listed as “under review.”

Ankeny Building LLC lists Rudolph E. H. A. Munzel as a member of the business and real estate attorney Jonathan Bennett as its registered agent.

The applicant on the new construction is Brett Schulz of Brett Schulz Architect, while the contractor is Solterra Systems Inc., also affiliated with a current development between North Williams and Vancouver avenues.

A parking lane along Southeast Ankeny Street is blocked off, with a posted permit showing it will be blocked through at least May 17.
