PORTLAND, Ore. – A four-story development has been proposed on property that now hosts a 106-year-old single-family home and a vacant yard with a billboard.
Located at 1515 SE 44th Ave., the single-family home was built in 1909 and totals 1,967 square feet in size.
County information lists a property transfer taking place in 2014, although there is no money amount indicated in the transaction. The property owner is now listed as Endeavor Equity Partners LLC while Clear Channel Outdoor Inc. is the billboard’s owner.
On Sept. 2 the Bureau of Development Services received an application for early assistance for development on the property. The application calls for a four-story mixed-use development with 30 residential units and ground floor retail space.
Endeavor Equity Partners LLC is registered to David Premysler with a business address in Lake Oswego.
The applicant was Mike Coyle of permit fast-tracking company Faster Permits.
While it is unclear at this point whether the house would be demolished as part of the new development, it could be a tight fit for the four-story mixed use development and house to share a 5,000-square-foot lot.
