- 1890 Hawthorne Home to be Demolished for Townhouses
PORTLAND, Ore. – A 125-year-old house near Hawthorne Boulevard is the site of proposed townhouses, which would require demolition of the existing home.
The house, located at 1525 SE 35th Place, was built in 1890. It totals 1,833 square feet in size, sitting on a 5,546 square foot lot. City data indicates the house was built on a wood post foundation.
The property sold in 2013 for $220,000, only $10,000 more than it sold for in 2011.
The new owner of the property is Guy Bryant of GPB Development LLC, registered at addresses in both Lake Oswego and southeast Portland.
In March 2014 Bryant applied for a Type II Land Use Review. He proposed to divide the lot and build two units of attached housing in its place. The 1890 home would be “removed,” according to the proposal.
Although the property is in an R5 zone, meaning one unit per 5,000 square feet of land, Bryant is utilizing an exception to the rule which allows for an additional unit of density on property that is adjacent to a commercial zone.
The Bureau of Development Services approved this proposal in June. In November Bryant applied for new construction on two townhouses at the site. The 125-year-old home has not yet been removed.
Bryant and his GPB Development LLC have worked on several similar projects in the past. In 2005 he built rowhouses just off SE 30th and Hawthorne, about five blocks west of the 1890 home site.
Another past project is located half a block east of 39th and Woodward.
There, a one-story single-family home was demolished in 2007, and attached housing installed in its place.
Bryant has also received approval on a project located at 632 and 633 NE Thompson St.
