PORTLAND, Ore. – A house built 116 years ago in the John’s Landing neighborhood of South Portland will be demolished and likely replaced by a single new residence.
Located at 530 SW Florida St., the house was built in 1900 and sits on a 2,500-square-foot lot. The building itself totals 696 square feet in size.
On Feb. 2 following foreclosure proceedings the property sold to real estate investment company Ten Bridges LLC for $206,000.
Two weeks later the investment company resold the property for $235,000 to 530 Florida St LLC.
At one time the house was listed as “Old-fashioned,” “Value-Modern Comfort! Perfect house with fenced yard in the heart of John’s Landing! Hard to find house in this price range. Newer kitchen, cabinets, paint, hardwood floors.”
It’s unclear whether that description comes from the more recent sale or a previous listing in 2006.
530 Florida St LLC is registered to Kevin Clayville, who is also the registrant for a host of other development company LLCs including Urban Renovations.
On Feb. 26 the Bureau of Development Services received an application for demolition of the 116-year-old house. The applicant is listed as Urban Renovations, while the contractor is “to bid.”
There have been no new construction applications submitted, but the property’s 2,500-square-foot size and its R2 zoning (allowing for one residential unit per 2,000 square feet of land) suggest one new residence will replace the demolished home.
The demolition delay will expire April 1.
