1900 Hosford Home Leveled by ‘Structure Redevelopment’

PORTLAND, Ore. – A 115-year-old home in the Hosford-Abernethy neighborhood of Southeast Portland has been demolished.

The house, reported on by the Portland Chronicle late last month, was located at 2605 SE 21st Ave. It was located on a 5,000-square-foot lot.

The property sold to Structure Redevelopment in late February for $480,000. It had most recently sold before that for $30,000 in 1991.

A week and a half after the sale was recorded Structure Redevelopment applied for demolition of the 1900 structure through Dan Williams of permit middleman service Faster Permits. The permit was issued the same day, citing one new single-family residence coming in on the lot which seems to have waived the 35-day demolition delay.

So far only one construction permit has been applied for, although the address is different than the address of the demolished home. While city records list owner of the property as Structure Redevelopment, permits list the owner as Laurie Webster.

Structure Redevelopment is registered to Natalie Rudnitsky in Clackamas. A LinkedIn page shows Vlad Rudnitsky working in “operations” at Structure Redevelopment. Vlad Rudnitsky was formerly the registrant of development company Dilusso Homes LLC, lauded by KATU and The OregonianThis development company has not operated since 2013.

Vlad Rudnitsky is also affiliated with Dilusso Renovations LLC, which has been voluntarily placed as inactive according to the Construction Contractors Board. Dilusso Renovations LLC has one open dispute that has not yet been investigated by the CCB. In the past the company has also been suspended for not having proof of surety bond.

Among the other businesses registered to Vlad Rudnitsky over the years are Dilusso Construction, Insight Properties LLC and Swiss Holdings LLC, all still active.
