PORTLAND, Ore. – A 111-year-old single family residence in the St. Johns neighborhood of north Portland has received a permit for demolition.
Located at 9130 N Mohawk Ave., the 1,694 square foot home was built in 1903.
An real estate listing in the Oregonian from 1951 advertises the property as a “100×100 lot.” It is now 50 by 100 feet, suggesting it has been partitioned since the ad. The house directly to the south, while built in 1907, prior to the ad, has an added overhang off its north side, so it is likely the 9130 N Mohawk property formerly extended 50 feet further to the south.
In August 2013 the city received a complaint on the house, which stated that the “roof is falling in and there are people living in the house.”
The property owner initially applied for a demolition permit in May 2014. The 35-day demolition delay was applied, and the permit was “OK to issue June 19.” The demolition permit was ultimately issued on Nov. 10.
The permit says the demolition does not include tree removal.
The property is owned by Lu Ann Kastner of Aloha, who also appears as the applicant on the permits. The last sale date was in 1988, suggesting the property has not been sold to an outside developer, and is instead being redeveloped by Kastner.
A small house on the neighboring lot to the north, built in 1948, is also owned by Kastner.
A contractor had not been chosen at the time the demolition application was filed.
There have been no applications for new construction at this time. Because the demolition delay was applied, it is likely the new construction will be more than a single family house.
