PORTLAND, Ore. – A 1907 home in the King neighborhood is under demolition delay to be replaced by a two-story duplex, by the same developer who is demolishing a 111-year-old church two blocks away.
The 108-year-old house, located at 4023 NE 7th, totals 1,424 square feet on a 5,000-square-foot lot. It has one story and an attic.
On June 16, 2014 the house sold to Firenze Development Inc. for $322,000. It had sold five months earlier for $277,400, representing a $44,600 increase in value over those months.
On April 7 the Bureau of Development Services received an application for demolition of the house. The 35-day demolition delay was applied, meaning the permit can be issued on or after May 12.
The application lists Peter Kusyk of Firenze Development Inc., registered in Wilsonville, as the owner, applicant and contractor on the demolition and redevelopment.
In place of the 1907 house Kusyk plans to build a two-story duplex with a tuck-under garage. That permit is still under review.
The house up for demolition is located within the “Alternative Design Density” overlay zone, which lists as part of its purpose to “focus development on vacant sites” and to “preserve existing housing.”
About two blocks southeast of this property Firenze Development Inc. is demolishing a church to build a similar structure, a two-story duplex.
