PORTLAND, Ore. – A house in the Sellwood neighborhood has been demolished after residing on the property for 129 years.
The house, previously profiled by the Portland Chronicle prior to the demolition, was located at 8226 SE 19th Ave.
It was 1,180 square feet. The house sold to SE 19th Lofts LLC, registered to Roman Ozeruga, in January for $287,100, which was $27,100 than it sold for eight years earlier.
Ozeruga is also affiliated with Urban Housing Development.
The property is located in an R2.5 zone, meaning there can be one dwelling unit per 2,500 square feet of land. The lot totals 7,500 square feet, meaning there could technically be three new houses built on the site.
However, the demolition delay was waived when the former house was demolished according to city data, suggesting that a splitting of the lot for multiple houses would be a violation of the delay exemption criteria.
At this time there is only one construction permit under review.
