PORTLAND, Ore. – Construction is well underway on a six-story mixed use building in Portland’s central east side.
In 2013, property at 60 SE 10th was sold. The new owner is Lower Burnside Lofts LLC. The sale price was $750,000.
While there is no demolition permit in city records, a single-story office building built in 1955 was removed to make way for new construction.
Earlier this year the Design Commission approved the design of a six-story structure to replace the office building. A construction permit was issued in May. It calls for ground floor commercial use, and 62 apartment units above.
The Lower Burnside Lofts’ website introduces the project. “Located in the heart of Portland’s new hipster LoBu neighborhood,” it explains, “the mixed-use urban living and retail building will attract music-minded bike commuters with 64 market-rate apartments over the cycle-centric café on the corner.”
Lower Burnside Lofts LLC lists Tim O’Brien of Urban Asset Advisors as its manager. While the Lower Burnside Lofts website advertises 64 residential units, Urban Asset Advisors lists the project as including 62 apartment units.
Urban Asset Advisors advertises “Division Street Apartments” as another of its current projects. At this time, the Portland Chronicle is unsure which development along Division this refers to.
There is no applicant listed on city records of the Lower Burnside Lofts application intakes.
The contractor is Bremik Construction, located just a few blocks south of the Lower Burnside Lofts location. Bremik also worked on the Central Eastside Lofts, located four blocks west of the Lower Burnside Lofts.
The Central Eastside Lofts website lists, as an “uncompromising goal during development,” “to honor the district and surrounding buildings by choosing high quality, durable building materials and a harmonious architectural style.”
The Central Eastside Lofts development is owned by Central Eastside Investors #1 LLC, which lists Bradford Fowler as its manager and Tower Registry LLC as its registered agent.
According to Urban Asset Advisors, the Lower Burnside Lofts are scheduled to be completed in the summer of 2015.
