PORTLAND, Ore. – The Bureau of Development Services has issued a demolition permit for a 109-year-old duplex, with four stories of multifamily housing planned on the site.
The Portland Chronicle previously covered this redevelopment in November. At that time the city had received only an early assistance application. On Jan. 23 the developer submitted an application for demolition of the residence, located at 2403 SE Ankeny St.
It was approved the same day. The demolition was not subject to the 35-day delay. “Commercial zone = no demo delay,” states the permit.
Although the BDS lists houses located in commercial zones as exempt from the delay under an “overview” of the demolition delay criteria, the actual code language does not have any stipulations about commercial zone exemptions.
As we previously reported, in place of the 1906 house developer Blackwood Lofts LLC plans to construct a four-story 23-unit apartment building with no onsite parking.
Blackwood Lofts LLC lists its registered agent as Don Mutal, registered in Portland. Coming to Portland from Houston, he has previously worked on the Pearl District’s 300 Building and The Kingston.
This redevelopment is one of a number of ongoing projects along Southeast Ankeny Street.
