PORTLAND, Ore. – A 93-year-old house in the Humboldt neighborhood has been approved for demolition, and will be replaced by attached housing.
The 6,000 square foot property, located at 4524 N Michigan Ave., sold in September 2013 for $200,000. The current owner is Metro Homes Northwest LLC. Plans for this project are consistent with the development company's other current work.
The 867 square foot house, built in 1921, is a contributing resource to the Mississippi Conservation District.
Contributing resources in Portland conservation districts are subject to “a 120-day delay period to allow time for consideration of alternatives to demolition, such as restoration, relocation, or salvage. Photographic documentation of the resource and evidence that the applicant responded to any relocation or salvage offers is required. The City has no authority to deny demolition after the delay,” according to the Bureau of Planning and Sustainability.
The developer applied for demolition in January 2014. The permit shows the city applied the 35-day demolition delay, requiring the permit not to be issued before February 11. A later record shows the city applied the “demo delay for contributing resource.”
A demolition permit was issued earlier this month.
The property has received approval for a lot partition that will create two parcels. Attached housing will be built on the new lots.
The applicant on the project is Josh Patrick of Metro Homes Northwest LLC. The contractor is Affordable New Homes LLC, registered at the same address as Metro Homes Northwest LLC.
