PORTLAND, Ore. – A 118-year-old single family residence in the Kenton neighborhood has received a permit for demolition, and will be replaced by a new single family residence with an accessory dwelling unit.
The house was built in 1896. Located at 2902 N Halleck St., it was sold in spring 2014. The sale price was $193,500. The sale type is listed as a “personal representative’s deed.” According to Lawguru, a “personal representative’s deed is the deed usually used by an estate to transfer the property.”
On November 5 the city received an application for demolition. According to city records, it was issued the same day.
The house was not subject to the Title 24 35-day demolition delay, as a new single family residence will be constructed on the lot.
The permit says the city will require the “site to have 8′ perimeter fence while excavation is open.”
The city received an application for new construction at the same time as the demolition permit. The application proposes a new two-story single family residence with a basement accessory dwelling unit and an attached garage.
The owner listed on the demolition permit is Geza Development LLC, and the permit lists its address on NE 28th Ave. The applicant and contractor is Dozer Construction LLC, registered at the same NE 28th Ave. address, suggesting the two companies are linked.
On the construction permit, filed the same day as the demolition permit, the owner is listed as Dozer Construction LLC rather than Geza Development LLC, but the registered address is a location on NE Alberta. The applicant and contractor is also Dozer Construction LLC.
Geza Development LLC is registered by Meron Alemseghed, who is also listed as a member. While the demolition permit lists the affiliated address as the location on NE 28th Ave., the business registry lists the principle place of business as an address on N Borthwick.
Dozer Construction LLC is registered by Jennifer Farmer, who is also listed as a member. Farmer recently registered a business titled The Verona Apartments. There are currently no records indicating permits open under this business name.
Farmer has recently applied for a land use review at NE 19th and Killingsworth, in order to construct two new row houses.
