PORTLAND, Ore. – A dead-end street in the Richmond neighborhood has experienced major redevelopment, with more demolition and new construction on the way.

A house at 4802 SE Brooklyn St. was purchased in April 2013 for $225,000. The new owner was Morrison Built LLC.

One month after the sale, the developer applied for demolition of the one-story home which was built in 1981.

4802 SE BrooklynIn place of that house the developer built a two-story house which sold in early 2014 for $638,000, over $400,000 higher than the developer paid for the property.

Morrison Built LLC purchased a lot two houses east, at 4820 SE Brooklyn, earlier this year, about a week after the other home sold. The purchase price was $210,000. In May the developer applied for demolition of the house, which was built in 1922. The demolition permit says the home was 832 square feet.

A recent real estate ad lists the asking price as $699,000. This is $489,000 more than the developer paid for the former house.

Two will be built on a lot purchased by Morrison Built LLC in November for $535,000.

A garage and a yard occupy the west side of the lot. This 9,700 square foot lot will be divided into two, and the 1909 two-story home that occupies the east end will likely be demolished—although there is no open demolition permit, the real estate ad is marketing all of the lots for new construction, advising potential buyers to “act now and you can make it a custom build.”

The 1939 house lists private individuals not apparently affiliated with Morrison Built LLC as its owners, likely meaning a sale has not yet been finalized.

In all, five new houses will occupy this small block. A 1909 home located at 4812 SE Brooklyn, between lots 1 and 2 of the new development, has not been sold to the developer, and stands out as the only lot on the west half of the block that is not a part of the Morrison Built LLC development.
