PORTLAND, Ore. – Two more houses will be demolished on Northeast Mallory Avenue in the King neighborhood, joining a 1902 home that was razed earlier this year, to make way for an eight-unit townhouse development.
The house at 3959 NE Mallory Ave., built in 1902, sold to Brooklyn’s Best Design Company LLC in September 2014, for $308,999. In January the city received an application to demolish the house, the permit for which was issued in February. The Portland Chronicle previously reported on this demolition.
Its neighbor to the south at 3945 NE Mallory Ave., built in 1972, does not have any recent property transactions on record. However, a land division application submitted to the city in September listed Zachary Strachan of Brooklyn’s Best Design Company LLC as an applicant, and the land division plan is consistent with its neighbor, suggesting this is part of the same development.
A demolition application was received for the 1972 home in September, and a permit was issued Oct. 29.
To the south a mostly vacant lot containing only a garage and tree sold to Brooklyn’s Best Design Company LLC in May for $400,000. A permit to demolish the garage was issued in October, and a “revision to remove tree” was approved the same month.
Next door to that lot sits a 1910 home at 3927 NE Mallory Ave. That property sold early this month for $420,000, to 3959 NE Mallory LLC, also registered to Strachan and Brooklyn’s Best Design Company LLC.
A demolition application was received for the 1910 house in September, and the permit has since been “approved to issue.”
A number of land division procedures are also completed or underway, suggesting that all in all Brooklyn’s Best Design Company LLC will be replacing the three houses and vacant lot with eight townhouse units in four buildings.
The land division process was completed for the lot at 3959 NE Mallory Ave. early this year, and construction applications have been received on both the newly divided 25-by-100-foot lots.
The applications detail two attached townhouse units, each three stories with an accessory dwelling unit, no garage and a roof deck.
Signage in front of the properties indicates the style of the incoming townhouses, and also suggests that while applications have not been received for the remaining properties, each will be receiving the same construction of multiple townhouse units.
“Coming soon,” the sign reads, “our next generation design.”
“Same great neighborhood,” it adds. “Next generation design adjusts to your evolving lifestyle.”
The 3,400-square-foot units will have three to four bedrooms, an ADU with one or two bedrooms, a rooftop deck, a raised backyard, and a “lower cost of ownership than comparably designed smaller homes in the area.”
The sign includes realtor Vince Cortese as well as Brooklyn’s Best Design Company LLC.
In September the city received applications for land divisions on two of the other lots, while the vacant lot division process began this month.
Public comments on the land divisions for the lot with the house at 3945 NE Mallory Ave. and the lot with the house at 3927 NE Mallory Ave. will be accepted through Dec. 7.
