PORTLAND, Ore. – A house on SE 34th and Division will likely soon see demolition and development.
The house, located at 3415 SE Division, was formerly a rental property. Last spring the tenants were evicted, with the landlord citing a pending sale to a developer.
Built in 1924, the house totals 1,727 square feet on a 4,165 square foot lot. It has sold several times over the years, including in 2002, 2005, and 2009. The most recent sale, last spring, was priced at $357,000.
The current owner is Ryan Olsen Custom Homes LLC. This development company recently demolished a single family residence at 2801 N Russet St., and has a permit for construction on a two-story single family residence totaling 2,234 square feet.
In August the developer applied for demolition of the Division house. It was subject to the demolition delay, and the permit stated that the demolition would not be approved prior to Sept. 16. Currently the property is under a longer delay, with the permit stating that the demolition cannot occur prior to Jan. 14, 2015.
The house on Division is now up for sale again, according to a Craigslist ad. “Zoning R1 allows for up to Six Units with Overlay Allowances!” announces the ad, describing the location as the “heart of it all!”
Zillow lists the price as $500,000, which is $143,000 more than is sold for in May.
