PORTLAND, Ore. – A 104-year-old house in the Concordia neighborhood was demolished earlier this year, and is being replaced by a new single family residence.
The house was located at 5212 NE 28th. It was built in 1910, on a 4,000 square foot lot. The house itself was 712 square feet in size.
After it sold in June for $250,000, the new owner applied for demolition in July. It was approved the same day.
In place of the 1910 one-story home, the developer is building a two-story single family residence, proposed to be 3,206 square feet in size.
The owner and applicant is Jennifer Farmer of Dozer Construction LLC, which is also serving as the contractor. This development company is responsible for other current projects in north Portland.
Dozer Construction LLC has sought several adjustments while designing the new construction, including an “adjustment for maximum height within the first 10 feet of front property line” and an “adjustment to minimum required parking.”
The new construction is being advertised as a “new Craftsman” with a “timeless design.”
A listing for the new house on the real estate broker’s website advertises the price as $729,900, which is $479,900 over the developer’s purchase price.
