PORTLAND, Ore. – A 104-year-old single family residence in the Eastmoreland neighborhood has been demolished, and the property will be divided into two parcels for new construction.
The house, built in 1910, was purchased last spring for $395,000. The previous sale date had been in 1976, for $16,950.
The developer applied for demolition over the summer. The permit was approved to issue in August. The house was razed shortly afterward.
In June the developer applied for a land partition, which requires a Type Ix Land Review, which has a fee of $77. The 10,000 square foot lot, located at SE 39th and Woodstock, has a base zone designation of R5, which means one house is allowed per 5,000 feet. However, it is within a boundary that allows for higher density as per the comprehensive plan.
The property has been divided into two lots, and one currently has an open permit for a single family residence and detached garage. The other lot has an open permit for a detached garage.
The owners of the property are Crescent Custom Homes LLC, registered in Happy Valley, and Calvin Baty. The LLC’s listed manager is Global Finance Solutions, and its registered agent is CT Corporation Systems, a nationwide company offering “registered agent, incorporation, corporate business compliance services.”
Crescent Custom Homes LLC demolished another single family residence in the Eastmoreland neighborhood over the summer.
That home, built in 1951, was located on SE 38th and Rural. Crescent Custom Homes LLC purchased it for $269,000 in June, and was demolished shortly after.
In its place, Crescent Custom Homes LLC is building a two-story single family residence with a detached garage.
