Eighteen Units Replacing Single-Family Home

PORTLAND, Ore. – Redevelopment plans will bring an 18-unit apartment building onto the former site of a 93-year-old house reported on by the Portland Chronicle in April.

The house, located at 6205 N. Minnesota Ave., has experienced a number of ownership changes over the years but appears to be owned by Minneapolis LLC registered to Giuseppe Pecorado and the Stephen T. Doubleday Revocable Trust Dated September 18, 2014.

While the developers applied for demolition of the 1922 home in late-spring 2014, the permit was not issued until March 2015.

On June 8 the city received an application for early assistance on a three-story, 18-unit apartment building to replace the single-family home.

The 7,700-square-foot property is located in a high density residential zone in the North Interstate Plan District. In a high density residential zone, “density is not regulated by a maximum number of units by acre” but rather by floor-area ratio limits, which is how 18 units will be allowed to replace one.

Besides being located in a high-density zone this lot also falls within a design overlay zone, the purpose of which is to promote “the conservation, enhancement, and continued vitality of areas of the City with special scenic, architectural, or cultural value.”

The house is neighbored by one-story single-family homes. The neighboring house to the south is owned by Rochester LLC, which is registered to the same developers behind the demolition and redevelopment project next door. There are no demolition permits pending on that neighboring house, located at 6135 N. Minnesota Ave.
