Four-Lot Subdivision Proposed to Replace 1912 Creston House

PORTLAND, Ore. – A 103-year-old house in the Creston-Kenilworth neighborhood of Southeast Portland sits on property proposed to be divided into a four-lot subdivision which would likely require demolition of the existing house.

The single-family home, located at 3910 SE 34th Ave., was built in 1912 and sits on a 10,000-square-foot lot. The house itself totals 2,033 square feet in size.

On March 5 the city recorded a sale of the property for $675,000. The most recent time the property had sold before that was in 1969, according to county records.

In February, prior to the sale going through, the city received several public registry applications confirming multiple lots on the now-single 10,000-square-foot parcel.

On April 20 the Bureau of Development Services received an application for land use review on the property. The application describes a four-lot subdivision that would be created, citing the multiple lots confirmed by the public registry applications.

While the application does not indicate whether demolition would take place, the central position of the house on the property would suggest it is virtually unavoidable to build four new houses on the site without demolition of the 103-year-old home. The land use review is a type 2x procedure, required “for large land divisions or land divisions on sensitive lands or when 4 or more land use reviews are requested in one application.”

“Neighborhood contact” has been made, according to city records.

The property is now owned by Francis Street Properties LLC, registered in the Southwest Hills of Portland to Ralph Fullerton.
