PORTLAND, OR – A one-story fourplex has been demolished and will be replaced by a two-story, 12-unit apartment building.
The property, located at SE 27th and Clinton, previously held a 1960 four-plex. It was purchased in 2008 by Clinton 27 LLC for $358,000.
The old structure was cited for encroachment in 2013, the case listing a retaining wall extending into the right-of-way on SE 27th and on SE Clinton.
In June 2013, Clinton 27 LLC filed for a demolition permit. It was issued in May 2014 and the structure was demolished, as was a detached garage.
In September a commercial building permit was filed, and construction has begun.
Developers with Clinton 27 LLC have worked on other projects around Portland, including the 2013 addition of a second duplex to a lot with an existing duplex on NE 32nd and Alberta. For the additional duplex, the developer was able to bypass the requirement to include off-street parking spaces. The addition nearly doubled the property taxes for the lot.
