PORTLAND, Ore. – A house in the Laurelhurst neighborhood is being demolished, with plans submitted for at least one new house on the property.
Located at 115 NE 39th, the house was built in 1917 and is 2,104 square feet in size. It sits on a 10,382 square foot lot.
The previous owners were Sherman W. and E. Laurene Holmes of Gresham, until they sold the property to Vic Remmers‘ Everett Custom Homes in October. The sale price was $601,300, making this the second highest price paid for a home to be demolished that the Portland Chronicle has covered. The highest remains a home in the Northwest district.
Everett Custom Homes applied for demolition on Nov. 18. The permit was issued the same day, due to the delay exemption (found in section K-1 of the ordinance) when one single family home will replace the demolished house.
In place of the 97-year-old home Remmers has submitted plans for a two-story single family home, consistent with other Everett Custom Homes plans. However, the Laurelhurst lot is 10,000 square feet in an R5 zone, meaning there can be one home per 5,000 square feet, and has two addresses associated with it: 115 NE 39th Ave., and 3823 NE Couch St.
Given this information, it seems likely Remmers will split the lot and build an additional house on the property.
A sign displayed in front of the house says the project will utilize deconstruction, “a service provided by the Rebuilding Center,” rather than demolition.
A detached garage has already been demolished. The permit calls for the driveway approach to be removed as well.
