PORTLAND, Ore. – A 101-year-old single family home in the Hosford-Abernethy neighborhood has received a permit for demolition, and will be replaced by a new single family residence.
The 1913 house is located at 2725 SE 25th Ave., around the corner from the Clinton Street Theater.
The house itself totals 1,276 square feet, and is built on a 5,000 square foot lot.
On Sept. 23 the property sold for $289,000. Tax records list the property’s 2014 real market value as $323,560.
On Oct. 31 the developer applied for demolition of the home. The city listed the permit as “approved to issue” the same day. The permit was issued Dec. 2.
Although the property is located in an R2.5 zone, meaning there can be one house per 2,500 square feet of land, the developer is planning one single family home on the 5,000 square foot lot.
The city received an application for new construction on Oct. 31, with the plans calling for a two-story single family residence. The permit lists the “Total Square Footage: Display Only” as 3,211 square feet.
The property is owned by Mark Berkson and Lorissa Klaus. While neither appear to be associated with a development company, Berkson is listed as a secretary of the Morrison Street Lofts Condominium Owners’ Association. The Morrison Street Lofts are located across the street from Dennis Sackhoff’s new development on 20th and Morrison.
Faster Permits is listed as the applicant. This is a middleman company which claims to “advise of minimum submittable requirements” for a construction project.
Oregon Homeworks LLC is listed as the contractor on the demolition. Earlier this year this development company was issued a demolition permit for a one-story 95-year-old home at 1825 SE Spokane St. in the Sellwood neighborhood.
Oregon Homeworks LLC says that, along with its “building partner” Ostercraft Homes, it is “building some of Portland’s best new modern homes.”
