A 62-year-old house was demolished over the summer, and will be replaced by a house nearly twice its size.
The property, located at 1835 SE Clatsop, was formerly occupied by a 1,625 square foot house built in 1952.
The property was purchased by Anamic Construction Inc. in July 2014. The sale price was $368,000. One week after the purchase, the developer filed for a demolition permit. The permit was approved in August, and the house was demolished.
The developer filed for a public registry lot confirmation, which would “confirm two lots of record on the site.” However, according to the Bureau of Development Services, “a property line adjustment does not vacate a plat nor does it add lot lines or create a new lot. The number of lots after the property line adjustment may not exceed the number of lots before the property line adjustment. A land division is required to create an additional lot.”
As of yet, there are no records indicating a land division application.
A permit for new construction was filed in July, for a single-family two-story dwelling, with a basement and a tuck-under garage. The permit is currently under review. City intake records indicate the new construction will be 2,947 square feet.
