PORTLAND, Ore. – A single-family home in the Humboldt neighborhood of North Portland has been demolished to make way for multiple attached units of housing.
The home, located at 4407 N. Haight Ave., was built in 1900 on a 5,000-square-foot lot. The house itself totaled 946 square feet.
The house sold in August for $310,000. It had most recently sold in 1997 for $90,000. In October the city received an application for demolition of the house. It was subject to the 35-day demolition delay due to the developer’s plan to increase density by replacing it with multiple new units and was issued on March 3.
Shortly after applying for demolition the developer applied for a land use review to split the lot into two 2,500-square-foot parcels for two units of attached housing. The house was located in an R2.5 zone, meaning there could legally be two residences on the property.
The house was also located in an Alternative Design Density overlay zone, the purpose of which is to “focus development on vacant sites, preserve existing housing” according to the Bureau of Development Services, goals that would appear to be at odds with the demolition of the 115-year-old house. Regardless, on Feb. 17 Diane Hale of the BDS land use services division sent out notice approving the land partition.
The August 2014 buyer was KRK Holdings LLC, which Oregon business records show has been inactive since 2012 with the state listing “administrative revoke authority” on the business license.
However, the permit for the land partition lists Brent Keys of Bristol Creek Homes & Development LLC as the owner, with Rob Humphrey of Faster Permits as the applicant. Bristol Creek Homes & Development LLC is also involved in a current project on North Commercial Avenue.
No construction permits have been filed yet.
