PORTLAND, Ore. – Construction is in the early stages on a mixed use building in Portland’s central east side.
The property, located at 134 NE 6th in the Kerns neighborhood, was previously used as a parking lot. It is a 5,000 square foot parcel.
In June the city received an application for new construction. It was approved and issued Nov. 21.
The permit calls for a five-story mixed use retail and industrial building. The upper floors are proposed to include wholesale or industrial use and the mid-floors are designated for manufacturing. The first floor will be retail and seven parking spaces in an enclosed garage.
A neighboring 5,000 square foot parcel is also used for surface parking currently, but does not appear to be part of the development, although it is being used as a staging area for the construction work. This lot is owned by Central Eastside Partners LLC, a very active developer which developed the Central Eastside Lofts directly across the street, suggesting possible future construction at the site.
The property currently under construction is owned by 134 NE 6th Avenue LLC, which lists Eric Cress as a member. Cress is a founding member of Urban Development Partners, a development firm which is responsible for three residential developments on a one-block stretch of SE Division.
Cress was profiled in a Portland Afoot article about low-car apartments: “…by 2006, Cress’s Oakland-based real estate development company was smelling a bubble,” says the article, adding that this spurred a move to Portland for development opportunities.
The applicant on the development is Judson Moore of Works Partnership Architecture, which has been involved with a large number of mostly residential projects across Portland.
The contractor is Yorke & Curtis, a longtime Portland construction company. Works Partnership Architecture and Yorke & Curtis are both involved with a mixed use development currently under construction on Hawthorne.
The new development is directly across the street from Woodcrafters.
