A large apartment building in downtown Portland is being demolished, and will be replaced by an even larger apartment complex.
The building was located at SW 11th and Jefferson. Built in 1923, it was known as the Jefferson West Apartments.
The Portland Development Commission purchased the building in 2001. It contained 50 subsidized housing units, 32 non-subsidized units, and 15,000 square feet of commercial space, according to a 2005 study.
At the time of the study, the building was reportedly approaching “physical obsolescence.” The study offered a few possible scenarios, either preserving and renovating the existing building or demolishing and replacing it with new construction. Ultimately, the latter plan was chosen.
The demolition permit was issued in August. On October 31 the city received a noise complaint related to demolition work going on past allowed hours.
The new development will be a 15-story, 196-unit mixed-use building, with 13,000 square feet of commercial space and 96 vehicular parking spaces.
The property currently lists PH Portland Jefferson LLC and The Molasky Group of Companies as its owners. The LLC’s Principle Place of Business is an address in Las Vegas.
Its registered agent is RWPA Service Company LLC, whose registered agent in turn is Timothy M Parks.
The listed manager of PH Portland Jefferson LLC is PH Portland Jefferson MM, Inc., a domestic corporation formed in May by Lionel Sawyer & Collins, Ltd., a Nevada law firm.
The Molasky Group of Companies is a Las Vegas-based development firm. Its vice president, Peter Wenner, has overseen the project on SW 11th and Jefferson.
The Molasky Group previously developed Portland’s FBI Field Office, which opened in 2012.
According to HighBeam Research, Wenner and the Molasky Group plan to use “a prefabricated metal-panel framing system that allows for accelerated construction and reduced costs.”
