PORTLAND, Ore. – A single family home in the Montavilla neighborhood is under a 35-day demolition delay period, after a developer purchased the property for new construction.
The one-story bungalow, located at 9024 SE Yamhill, was built in 1944. It is 784 square feet in size, sitting on a 4,500 square foot lot.
A sale for $157,431 was recorded in November, following a “bargain and sale deed” in September for $100.
The property appears to have changed hands quite recently again. Some records show Bulldog Capital Partners LLC as the owner, while others list Greenwood Homes LLC. The demolition permit lists Greenwood as the owner and contractor, while the new construction permits list Bulldog as the owner and Greenwood as the contractor.
In place of the single family residence the developer has applied for construction on two new single family homes on the 4,500 square foot property. Both are listed as two-story houses, one with an attached garage, the other without.
A number of trees on the eastern edge of the property would likely be removed to clear the new lot for construction.
The permits for the new houses list a “total square footage – display only” as 1,649 and 1,644 square feet, respectively.
Bulldog Capital Partners is registered in Lake Oswego, listing Justin Grubb as a member.
Greenwood Homes LLC is registered in Canby, although permits list an associated address in Beaverton. The business registry lists Greg Cochell as registered agent and member.
The demolition delay period on the Montavilla bungalow expires Jan. 20, 2015.
