Four single-family houses were demolished last winter, and a 68-unit apartment building is wrapping up construction in their place.
The houses, located on SE 23rd Ave. in Sellwood, ranged in age from 90 years to 124 years old. The developer applied for demolition permits in December, and was granted them 11 days later.

8228 SE 23rd, built in 1923.
8238 SE 23rd, built in 1890.
Prior to demolition, the developer faced opposition from neighborhood residents over the design and scale of the project.
After demolition, construction began in early 2014.
The property is owned by Moreland Station Apartments LLC, whose registered agent is Joseph Bradford of Urban Evolution Development, Inc. This development company began in San Francisco, growing “out of the need to develop and revitalize homes in the San Francisco Bay Area,” according to the company website.
The apartment complex, called Moreland Crossing, is scheduled to open in November.
Urban Evolution Development, Inc. recently made a public works inquire on property at 8128 SE 6th, where there is a 119-year-old house. The case lists “questions on sewer / stormwater management, improvement requirements & dedications” as requested information. The owner of that property has a listed address out of state.
