PORTLAND, Ore. – A house on SE Woodward St. was demolished earlier this year, and is being replaced by a new single family residence.
The former house, located at 3407 SE Woodward, was built in 1950. It totaled 744 square feet, and was located on a 5,040 square foot lot.
In 2011, the city received an application for a lot partition on the property. The applicant and owner was Mark Perkins, who is involved in other current development in the Richmond neighborhood. While the lot partition appears to have received final plat approval, the project seems to have been cancelled at some point.
In April 2014 the city received an application for demolition of the existing house. It was issued the same day, as the applicant planned to build a new single family residence on the property, exempting the project from the 35-day demolition delay period. At that time Perkins was still the listed owner.
In September the property sold for $325,000. The demolition has occurred, and new construction is underway. The new house will be two stories with a tuck-under garage.
The new owner is AF Hoesly Inc., which was also the contractor on the demolition. The business is registered at a SE Tibbetts address which is owned by Perkins and is currently the site of another development. There, a lot partition has been proposed, with the existing house to remain and another house to be constructed on the new lot.
The sign displayed on the Woodward site, as well as the previously profiled site on Clinton, advertises SLH Custom Homes as the developer. This business appears to be a subsidiary of AF Hoesly Inc., which it lists as its registrant. Adam Hoesly is listed on both business registries.
Another posted sign advertises, “we pay cash for lots and tired houses.” The phone number belongs to Reuben Schug of Windermere, the advertised real estate broker on the site.
Schug’s website contains a listing for the incoming house. The “dazzling new vintage Craftsman” will total 3,305 square feet, with five bedrooms.
According to the website, a sale is pending at $799,900.
Next door to the Woodward site is another project completed by AF Hoesly Inc. In 2013 Hoesly bought the house at 3419 SE Woodward for $227,000. The house was demolished, and a three-story, 3,440 square foot house with a detached garage was built. It sold in February 2014 for $750,000.
