PORTLAND, Ore. – A lot with a single family home in the Richmond neighborhood was split last year, and new construction is coming to the vacant parcel.
The lot with the house, built in 1911, is 3,639 square feet. The house is 1,260 square feet.
The new vacant parcel, located at 4013 SE Ivon St., is 3,707 square feet.
At the time of the lot-splitting, the owner of the property was David Wood, registered in Los Angeles. At present the house has a different owner also registered in Los Angeles, while the vacant lot is owned by JCI LLC, registered to Chris Oberst in Hillsboro.
JCI LLC purchased the vacant lot in May for $170,000, according to city property records. In July the city received an application for construction of a three-story single family residence. The “Total Square Footage – Display Only” is listed as 3,831 square feet.
City data shows a street tree was removed prior to construction, but the case description says there will be a replant permit issued.
The contractor on the construction is Michael Hunter of Hunter Construction and Renovation, registered in Fairview. Hunter is also the applicant, though registered at a Gresham address on that section of the permit.
The permit was issued in September, and the foundation has been poured.
This project appears to be the first JCI LLC development on record in Portland.
