- Vic Remmers Will Tear Down 1950 Triplex for Multiple Units
PORTLAND, Ore. – A 65-year-old triplex in the Richmond neighborhood of Southeast Portland has been torn down to make way for multiple new houses by a Beaverton-based development company.
The building is located at 3029 SE Franklin St. and was built in 1950. Public records state It sits on a 10,000-square-foot lot, although the underlying lot configuration indicates an area closer to 13,000 square feet.
The property was sold by John and Linda Grow in August, county records indicate.
While Redfin recorded the sale in mid-August for $890,000, the city and county list the sale price as $825,000. Both sources agree that the buyer was Everett Custom Homes, a residential development company registered to Vic Remmers in Beaverton.
Two weeks after the sale went through Remmers applied for demolition of the triplex. Because it is not a single-family home it was not subject to the 35-day demolition delay and the permit was issued the same day as the application was received.
Demolition of the 1950 triplex began this week.
So far the city has received applications for construction of two new houses, both two-story houses with tuck-under garages.
Responding to queries from the public in September, Everett Custom Homes stated the plan is to build five new homes on the property, which the development company “will have a dramatically lower carbon footprint then the current tri-plex.”
When the property was on the market, a real estate listing for the triplex offered some insight into its condition.
“Gracious stately charming triplex,” the listing said. “In wonderful condition. Hardwood flooring. Investment property, or live in it yourself. Perfect for a professional who works from home. (Large) unit has outdoor private patio area and (family room). Lots of storage. Open and spacious rooms, lots of light. Garages, close in location, easy care grounds. Please do not disturb tenants.”
