Rowhouses Will Replace 89-Year-Old Northeast Home

PORTLAND, Ore. – A single family home on the edge of the Rose City Park neighborhood has received approval for demolition and a lot partition.

The 616 square foot house was built in 1925. It is located at NE 51st and Fremont.

The Oregonian, June 24, 1956: the house is advertised for sale for $6250. “Well kept and a real buy.”

The property sold in January for $300,000. The new owner is Creo Properties LLC.

Early last Spring the city received an application for a partition of the 3,845 square foot lot. The applicant requested the property be split into two parcels. Several months later the developer applied for demolition of the existing house.

The demolition was subject to the 35-day delay, as the developer is replacing the house with two new residential structures rather than a single house, which would have waived the delay. The permit was delayed until July 9, however demolition has not yet occurred.

Creo Properties LLC lists Ben May as its member.

The business’s registered agent is Charles J. Huber of Cosgrave Vergeer Kester LLP, whose practice “focuses on representation of closely held businesses in a wide variety of business transactions, including significant work in real estate ownership, development and construction,” according to his profile.

Creo Properties LLC is involved with other current projects which the Portland Chronicle will profile.

The applicant on the Dekum property is Todd Lasher of Lasher Design. The contractor is Dream Makers Construction LLC, registered by Ignacio Mora-Calvillo.
