PORTLAND, Ore. – Two single family residences were demolished in the Arbor Lodge neighborhood of north Portland earlier this year, and are being replaced by a large multifamily complex.
The two homes, formerly located at 6904 and 6914 N Greenwich Ave., were both built in 1941 and were 1,044 square feet and 1,088 square feet in size respectively.
Both homes were purchased in 2013, one for $185,000 and the other for $188,000. In February 2014 the city received demolition applications for both houses. The demolitions were delayed, as the developer planned to replace each with more than a single family home. The permits were issued in May.
In place of the former houses the developer has constructed a 23-unit apartment complex projected to be 21,080 square feet.
The property is located in an RHd zone, meaning it has a base zone of Residential High Density and an overlay Design zone. According to the Bureau of Planning and Sustainability, in an RH zone “the major types of new housing development will be low, medium, and high-rise apartments and condominiums.”
The Design overlay is intended to conserve and enhance “areas of the City with special scenic, architectural, or cultural value,” says the BPS.
The owner of the property listed on construction applications is North Greenwich Apartments LLC, registered in Lake Oswego and which lists Andrew Russell as its registered agent and manager. Property records show an array of owners including several individual names as well as ASAP Properties LLC, JK Grace LLC, BCH Investments I LLC, and ADR Investments I LLC.
The contractor on the demolition and the new construction is Grove Development Inc., registered to Grove Hunt. Grove Development Inc. has previously demolished houses at 2744 SW Montgomery Drive and 7555 SW Kelly Ave.
This development is located down the street from another Arbor Lodge house slated for demolition.
