Update: 1900 Sunnyside Home Torn Down, Lot Cleared

PORTLAND, Ore. – A 115-year-old home in the Sunnyside neighborhood of Southeast Portland has been demolished to be replaced with multiple new houses.

The house, reported on by the Portland Chronicle in May, was located at 4233 SE Yamhill St. and was built in 1900. It sat on a 7,500-square-foot lot.

There are no recent sales on record, with city, county and permit records listing Marie Charbonneau as the owner of the property. However, a recent Redfin sales record shows the house sold for $512,500 on June 5. This is nearly $70,000 higher than the asking price of $445,000 Redfin recorded in April.

Although the 7,500-square-foot site is located in an R2.5 zone that would seemingly allow construction of three new houses, developer Renaissance Custom Homes has applied for two construction permits, each a two-story single-family residence with an attached garage.

Dividing the property into multiple lots did not require a new land division process — which has a public comment period, requires city staff to notify neighbors and can be appealed — but was rather done through reopening underlying lots on the property, a more and more common practice in neighborhoods citywide.

Both construction permits are still under review.

A portable toilet was placed on the sidewalk obstructing the public right-of-way following the demolition.
