PORTLAND, Ore. – A 113-year-old home in the King neighborhood of Northeast Portland has been demolished, with permits in the works to split the lot for multiple new housing units.
The house, located at 3959 NE Mallory Ave. and profiled by the Portland Chronicle in February, received a demolition permit on Feb. 25 after waiting out a 35-day demolition delay period due to the developer’s plan to replace it with more than one new single-family house.
On Jan. 20 the city approved and issued a permit for a partition of the 5,000-square-foot lot into two new parcels that will each receive a unit of attached housing. The property is located within an R2.5 zone, meaning there can be one residential unit per 2,500 square feet of property.
The property also is part of the Alternative Design Density overlay zone, the purpose of which is to “focus development on vacant sites, preserve existing housing and encourage new development that is compatible with and supportive of the positive qualities of residential neighborhoods,” according to the Bureau of Planning and Sustainability.
The newly-vacant lot has received no construction permits at this time.
The property is owned by 3959 NE Mallory LLC, which lists Zachery Strachan as its registered agent with Washington Holdings LLC listed as a member of the business and Brooklyn’s Best Design Co LLC listed as both a member and the president of the business. Washington Holdings LLC is registered in Richland, Washington.
