Update: Eastmoreland Home Demolished After 91 Years

PORTLAND, Ore. – A single-family home in the Eastmoreland neighborhood recently advertised as a “wonderful opportunity to restore and personalize a classic home” has been torn down by a Lake Oswego-based developer to make way for multiple new housing units.

Located at 3679 SE Knapp St., the 1924 house sat on a 7,500-square-foot lot. On Sept. 25 it sold for $527,500 to Renaissance Custom Homes, registered to Randy Sebastian in Lake Oswego.

Shortly after the sale was recorded, the city received an application for demolition of the 91-year-old house by applicant Kevin Partain of Urban Visions. After waiting out the 35-day standard demolition delay, the permit was issued Nov. 4.

The house has since been torn down.

In late October the developer applied to confirm two underlying lots on the property. There are three 2,500-square-foot underlying lots recorded under the current 7,500-square-foot lot configuration, but a number of complicated zoning provisions — including the requirement that underlying lots in an R5 zone such as Eastmoreland must generally be at least 3,000 square feet in size to be built on — suggest just the two lots will be utilized for new construction.

In early November the city received applications for construction of two new houses, both two stories with attached garages.

Prior to its sale and demolition, the 1924 house was listed by the realtor as “wonderful opportunity to restore and personalize a classic home in a destination neighborhood.”
