PORTLAND, Ore. – While no construction permits have been filed, development is almost certain to come to a corner lot on Southeast Division Street following a March sale of the property.
Located at the corner of Southeast 23rd Avenue and Division Street, the property has an official city address of 2206 SE Division St. However, this is also the address of the lot to the west and the vacant lot has an actual site address of 2505 SE 23rd Ave.
The vacant, 5,000-square-foot lot last sold in 1998 to James P. Bocci for $209,400. From then until now ownership shifted between several parties but the property ended up back in Bocci’s name until early this year.
On March 13 the county recorded a sale of the lot for $625,000 to 2206 SE Division Street LLC. This limited liability corporation is registered to Ryan Zygar of Tamarack Homes and lists its mailing address and principal place of business as an address in Santa Rosa, Calif.
The 2015 sale price is nearly three times what the property sold for 15 years ago. No applications have been filed for development on the property.
The lot is zoned R1, generally indicating there can be a maximum density of one residential unit per 1,000 square feet of land and a maximum building height of 45 feet.
