PORTLAND, Ore. – A 111-year-old house in the Woodlawn neighborhood of Northeast Portland is waiting out a 35-day demolition delay period, and although no construction permits have been filed the property’s zoning suggests a single new house will be constructed on the site.
The 1904 home, located at 1525 NE Rosa Parks Way, is 880 square feet in size and sits on a 5,000-square-foot lot. It is one story tall and is built on a wood post foundation, according to city records.
On March 19 the city recorded a sale of the house for $225,000. PortlandMaps.com estimates its 2015 real market value as $226,460.
Just over a month later the city received an application for demolition of the 111-year-old home. As the application was received on April 24, four days after new code language took effect requiring demolition delay for all residential properties in residential zones, the demolition is now waiting out a 35-day demolition delay period.
No construction permits have been filed, but the house is located within an R5 zone, meaning there can be one dwelling unit per 5,000 square feet of property. This suggests there is a maximum of one new house that can be installed on the site.
The new owner of the property is Villa Home Design LLC registered at an address in Northeast Portland. Villa Home Design LLC is registered to Charles E. Villarreal.
The applicant on the demolition was Dan Williams of permit fast-tracking company Faster Permits. The contractor is also Charles Villarreal of Villa Home Design LLC.
The demolition delay will expire on May 29 according to calculations by the Portland Chronicle.
